Access Statement

Welcome to the Berkeley Guesthouse in Morecambe, Lancashire.

This statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Pre Arrival

We are situated at 39 Marine Road West which is at the south end of Morecambes promenade although the area is called the West End.
Parking is available on both sides of the main road outside and there are no immediate restrictions. Further parking is available approx 500 yards away in a public pay and display car park.

Bus stops for both directions of travel are within 200 yards with very regular connections to Lancaster and surrounding towns and villages.
Morecambe’s train station is a 10 minute walk away with hourly trains travelling to Lancaster where connections can be made to any part of the country. Taxis can be pre booked for train arrivals by calling 01524 424424 and quoting the Berkeley Guesthouse. We offer secure storage for bicycles. Assistance with luggage always available.

PLEASE NOTE. DUE TO ADVERSE REVIEWS ON CERTAIN WEB SITES, WE MUST STATE:- We are a 3 star terraced seaside guesthouse NOT a 5 star hotel. We do not advertise that we have extra large bedrooms with en-suite baths.

Our rooms are comfortable, clean and modern with all the facilities you require for a stay away from home including a shower. If you require a room big enough to hold a party in, please contact us and we will direct you to an establishment that has, but will cost you 5 times as much.

Totally unnecessary negative reviews can harm small businesses like ours when we go out of our way to make you feel at home.

Reviewers must remember not to compare us to 5 star hotels etc. I apologise for having to include this on our web site but we have to convey our message to future guests.

The Berkeley

The Berkeley is a 3 star rated licensed guesthouse with 12 guest bedrooms over 3 floors. The lower ground floor contains the bar/breakfast room and the kitchens.
Due to the construction of the building there are 4 steps leading up to the front door rendering it unsuitable for wheelchair users and those with very limited mobility.
For those disabled people but with better mobility, we have two ground floor rooms, a single room and a triple which can be let as a twin or a double. Both of these rooms are en-suite with toilet, sink and walk in showers.
As there is a flight of steps down to the breakfast room/bar, we can serve breakfast or drinks in the guest lounge on the ground floor.

Building Layout

Slight ramped access from the public pavement to a flagged patio area. 4 steps to the front door. Steps leading down to the bar on the lower ground floor.
The front porch has a wooden door which is only closed at night and there is then a glass panelled door leading into the hallway. A key provided fits both these doors.

The hallway has wood flooring with a carpet runner, small display table and table lamp.
A door leads into the guest lounge which contains comfortable settee’s and glass tables with a table and wicker chairs in the large bay window with views out over Morecambe bay and the Lake District mountains. Glass panelled door leading into the ground floor area. Unisex guest toilet is situated in one corner.

Fire door access to room 1 and 2 doors. Staircase leading to upper floors.

All bedrooms contain flat screen freeview televisions, alarm clocks and beverage trays.

Room 1: Single 6’2” bed, bedside cabinet, clothes hanging space, chest of drawers, folding chair. An outward opening door leads into the en suite shower room with walk in shower, toilet and hand basin. Large window overlooking rear of property.
Room 2: Triple room containing a single bed under the window and a 4’6” double bed in the centre. clothes hanging space with matching bedside cabinets and 5 drawer chest. Fabric bucket chair. Concertina door leading into en suite room with shower, toilet and sink.

First Floor
Fire door into doors for room 3, a twin room and room 4, a double room.
Room 3: consists of a single bed, a desk, 2 bedside cabinets, a 5 drawer chest and a clothes hanging space. A folding chair. Inward opening door to en-suite shower room with close coupled toilet, sink and walk in shower cubicle with extractor fan.
Room 4: A 4’6” double bed with matching bedside cabinets, clothes hanging space and 5 drawer chest. Door leading into en suite shower room with wash basin and toilet. A Fabric bucket chair.
Room 5: A small double room containing a 4’6” double bed, bedside cabinet, 5 drawer cheat and clothes hanging space. Door leading to en suite shower room with toilet and hand basin. This room is also let out as a single room for a small supplement. A fabric bucket chair.
Room 5a: This room is also called the Sunset Suite. 4 poster double bed with large wardrobe, matching 5 drawer chest and bedside cabinets. Table and wicker chairs in a large bay window overlooking the sea and views of the Lake District hills. Staircase leading to the 2nd floor.

Second Floor
Room 6: Consists of a single bed, a desk and with clothes hanging space, matching bedside cabinets and 5 drawer chest. Door leading to en suite room with shower, toilet and hand basin. Window overlooking rear of premises.
Room 7: Double bed clothes hanging space, bedside cabinets and 5 drawer chest. Door to en suite shower room with shower, toilet and hand basin. Window overlooking rear of premises.
Room 8: Double room with 4’6” double bed, clothes hanging space and matching bedside cabinets and 5 drawer chest. Door to en suite shower room with shower, toilet and hand basin. Window overlooking the bay.
Room 9: Double room with 4’6” double bed. Matching double wardrobe, bedside cabinets and 5 drawer chest. Door to en suite shower room with shower, toilet and hand basin. Window overlooking the bay.

Staircase to Third Floor
Room 10: Triple room with king-size bed and then a single bed placed in an alcove. Built in wardrobe, bedside cabinets, 5 drawer chest and a dressing table in the alcove. Door to en suite shower room with shower, toilet and hand basin. 2 dormer windows with views over the bay.
Room 12: Family room with double bed in main room and an adjoining door leading to smaller room with 2 single beds and 5 drawer chest. Double wardrobe, 5 drawer chest and 2 bedside cabinets in main room. Freeview tv in both rooms. Doorway in main room leading to en suite shower room with shower, toilet and hand basin.

The building is centrally heated with set times depending on the season. Each room has a radiator which can be controlled by the thermostatic valve.
All windows open to allow for fresh air.
